Having worked within the property world for several years and for the most part loved it, it was the day I discovered for myself the serviced accommodation (SA) world and realised the potential for incredible revenue streams and the thrill the strategy gave me and the way it worked.

You see SA is a trade, and this in itself makes it very different to regular rentals, be they single lets or HMO’s.

I set up my first SA 10 years ago and mastered it myself without training, as little was being offered then.  In my first year if I had known what I know now I would have made an extra £42,000 on one property.

So I want to share some of my top tips

  1. Only start an SA business where rooms rented by the night are in high demand

  2. Make all rooms en-suite

  3. Don’t assume you need a management company

  4. Learn how to potentially bring your business rates down to £0.00

  5. Set it up correctly……………. and it really can be passive

Don’t Jump from the frying pan into the fire, too many over complicate this strategy. It is all in the setup, if you do it correctly you will be staggered at the ease it which it works.   I embraced the serviced accommodation strategy and still believe today that it is the way forward, the preferred accommodation set up for the guests and the most cost effective way to offer nightly rates.
